The Atlanta Market Numbers Every Real Estate Agent Needs to Understand

If you are a real estate agent working in Atlanta right now Josiah Burdge wants you to understand what the buyer market actually looks like because the opportunity it creates is significant and it will not last indefinitely.

Forty-one thousand homes for sale. Twenty thousand active buyers. That imbalance means there are more than twice as many homes available as there are buyers actively pursuing them. That is the definition of buyer leverage and it is producing conditions that have not existed in this market for years.

What the Market Looked Like Then Versus What It Looks Like Now

A couple of years ago the dynamic was completely reversed. Buyers were waiving contingencies. Offers were coming in over asking price. Whatever it took to win the house was what buyers had to do just to be in the conversation. Sellers held all the cards and used them.

That is not today's market. Today sellers are negotiating on price. They are paying closing costs. They are contributing toward rate buydowns that lower the buyer's monthly payment. They are making repairs that would have been dismissed without consideration two years ago.

Does that mean every seller is desperate? Absolutely not. Well-priced homes in desirable locations still generate interest and some still generate competition. But the broader market dynamic has shifted meaningfully toward the buyer and a well-qualified buyer with the right agent and the right lender has more negotiating leverage than they have had in years.

Why This Window Will Not Stay Open Forever

Markets do not hold this kind of imbalance permanently. When mortgage rates improve buyers who have been sitting on the sidelines waiting for a better entry point will re-enter the market in numbers. More buyers competing for the same inventory pushes prices up. The leverage that exists today disappears almost overnight when that happens.

The agents who are educating their clients about what this market is offering right now are the ones who will help families get into homes with the best terms available. The agents who are waiting for the perfect rate environment are going to watch their clients face more competition at higher prices when that rate improvement finally arrives.

What the Right Strategy Looks Like Right Now

Instead of waiting for the perfect rate Josiah Burdge is focused on finding the right house and negotiating the best possible payment for each buyer. Seller contributions toward rate buydowns, closing costs, and repair credits are all real tools in the current market. A lower rate environment combined with more competition often produces a worse total outcome than today's higher rate environment combined with meaningful seller negotiation.
